If it is worth fighting get a good attorney.Your By-Laws may allow you to call for an independent audit at the HOA's expense.

Without that experience it will be hard for them to truly understand and fight for your unique and specific needs as an investor.

Look Unless it’s in your lease I would tell them that if they want it colder then go buy themselves a window unit and if they really fight you about it go buy them one and take the cost directly out of their security deposit .

If the seller agrees then it’s no issue, if they don’t and end up fighting it I think you could lose.Why don’t you want to close if the seller is fixing everything ?
