DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

Goal would be to acquire 20 rentals by the age of retirement, with some already starting to be paid off.I am in the same boat as you, and I focus on safe appreciation all day (small cash flow for safety and then focused on markets on that appreciate). 

Educate yourself on how to handle marketing, screening, late rent, lease violations, etc.

For my money, I'd look there and let the market bring you up.

In many places wholesalers are largely unregulated unlike a real estate agent.

Hopefully you are starting to see these investments as products and they have a set market price.

I am not saying you are wrong because I don't know the Cleveland market.
