Hi Slade,I don't know what the laws are in Florida about this, but you want to make sure that you own it, not the resident.As far as the resident paying for it, that's an enticer for sure, but if they move you don't want them ripping it out and taking it, or getting into some kind of legal battle over money for it at that time.Probably best to talk to a local attorney and see what your options are if you are going to have them pay for any of it.Just my 2 cents!

I also think new investors get enticed by great marketing and don't think about worst case scenarios.

It would help to build a website as well, give them enough info to entice them, but do not give too much to give away your product for free.Honestly, if you go to another wholesaling website just see what they do and take what you like and dont like and apply it to your own company.Best,Andrew

I wouldn't try to entice them that you'll do the loan with their bank, especially if you are looking for favorable terms.

Tenants like to ask for a two-year lease because it entices you to rent to them instead of someone only looking for a one-year lease and because many Landlords offer a discount.

Although, this is a pretty appealing deal regardless, it becomes extra enticing if I was able to split the lot into two lots and build a 2 flat on the empty lot (based on a quick look at the zoning (RS3) for this area, I believe this is possible).

The report may be overkill for some people but enticing to others. 

I don't like being responsible for the buildings, turnover, constant issues, etc and the numbers aren't enticing enough with PM in place.
