In particular, I'd suggest asking those folks about what types of challenges they encountered, lessons they learned, and mistakes they made with OOS REI ...It's a lot easier, safer, quicker, and cheaper to learn from other peoples' mistakes than to make your own...Good luck out there!

Flips - to use a GC or not to use a GC??

Most jurisdictions require a GC if you're not the owner, and on a new build you'll need someone to be there for inspections, etc. which if you're flipping without a permit you probably haven't encountered that.

I house hacked with 4 roommates (at one point split my bedroom and had a 5th roommate) and it wasn't fun, came home and had to deal with issues, fixed problems, had some awkward/difficult encounters, but it was all part of the process and well worth it.

I am encountering roadblocks when it comes to our credit score (mine is good / his is crap), experience with flipping (I have no experience / he has 22 years of flipping experience) and the amount of cash liquidity that some of the hard money lenders want is still on the high end especially starting out.
