It was with a sigh of relief that I granted the request of the tenants to be released from their lease when their jobs transferred to the far side of the metro area.Two important lessons we gleaned from this mini-debacle are 1) nothing is more important than leasing to good quality tenants, and 2) having a property that shows well and is in a fact an up-to-date place that’s nice to rent is critical to attracting and retaining good tenants.As this was happening we were also learning the ins and outs of the local eviction process as we evicted tenants from two units who were non-payers.

YOU create them by seeking out motivated sellers and solving their problems.My advice to get started is learn about a problem (debt relief) and a solution (lease options)  then go out and look for sellers who need that problem solved.

@Ben Leybovich As an investor, it's a relief things are are going well despite the circumstances. 

I can put in privacy fence to make it nicer and also to give some relief from the random inquiring local drunk brigade.  

A well pump system also has a pressure tank (usually in the basement) which has pressure reliefs and cut off's that can fail.

When you have 13 properties, then you can begin looking for some relief.

Research the Service Members Civil Relief Act for all the details. 

It's such a relief to have a reliable property manager since I live so far away, and to know if anything happens to that property manager that I will have someone find another good one.  

Thanks for sharing, big relief for me since I'm in the middle of a flip in San Juan Capistrano right now, although personally, I think the prices in the coastal towns are going to stay flat.
