Over-diversification is just a bunch of crap, IMO

Another potential plus for SFHs over multies is 'diversification'.

This was a horrible market in the 80's but it has really come around in the last 25 years thanks to diversification.

That return begins right away and takes little work to maintain, because a property manager takes care of the house for you.Provide diversification: Buying turn-key rentals in different markets of the country gives you diversification.Can be bought for cash: Many foreign investors have trouble buying properties, because they cannot get financing.

The prices are very high and putting all your money into one basket in a cyclical market can be very risky and limits your diversification.

I would favor investing some money in securities to provide diversification.

I would recommend spreading your investments across platforms and deal types for some diversification.  

I know there are advantages of investing in markets not near you (notably: diversification, and trying to capture a good market.
