I’d say just go for both the Chase and Discover.

I’m not saying anyone should rent if that doesn’t align with someone’s long term goals, I’m just saying that in most cases if your goal is only to be somewhere for a few years it makes more sense to rent, real estate isn’t magic you just simply can’t create a deal out of thin air, margins are the margins, rates are the rates & you make a plan based on that, but there’s not some secret way to make money, even off market deals I’ve found are often worse margins than on-market deals.

After some research we discovered that this was an inheritance house and the relatives didn't want much to do with it.

While this does technically satisfy the requirements on paper, it would never hold up under audit and would be considered evasion/fraud WHEN discovered (not if).

In the end, we always discover everyone is just figuring it out through an iterative journey..

Many states now require new funds and do not do pass through.. its the reason we all are in business us bridge lenders.. also I know in Oregon the title companies demand a full profit disclosure to the seller.. they don't want to be sued for participating in a secret or unconscionable profit act.
