It's entirely possible that you have a potential opportunity here.A few notes regarding points I've read so far that I strongly (respectfully) disagree with:Current financials on the property are absolutely relevant as the bank will want to see what income the property generates.That said, you shouldn't walk from an investment just because you can't get financials.

Anyone that disagrees with me I challenge you to walk up to the contractor and tell him"hey, I want you to give me a bid, but I have no intention to use you for your services.

Buffalo is over prices but... if investment properties can still be found that are cash flow positive, I disagree that it is over prices.  

Right now I'm in the trenches in our market in investment and retail and completely disagree that we are in a bubble.

I disagree with @Jim Cummings as owning a home will not take away your focus on being successful in flight school.

That should solve the problem.I disagree with Jon Holdman in regards to an option tripping a due on sale clause.
