It's no different from Looking at properties - most will be junk, but a select few will be diamonds ;)At the end of the day it's all up to what you want to accomplish.

He's not local, but did come in to speak at my Black Diamond once. 

You make your money on the purchase, so you will have to look at a lot of deals to find the diamond in the rough.  

I'm going to the Black Diamond event in Waltham next week - check that out (do a search here or the internet).

The key is to have an extensive network to find the DIAMONDS to purchase.
