Lenders, partners and mentors needed

So I am just starting out and I have been looking in the Salt Lake area for good deals. I am curious as to where to find these diamonds. I have been told, and have to agree that if they are listed on MLS chances are they are already flooded with other investors and harder to get the best deals. Any suggestions. Also I am looking for any lenders or seasoned investors that are looking to partner up.
