You don't need to know everything to get started; you need a foundation to build on and the rest will come through experience and then refining your education.You can build a basic understanding of investing in 3-6 months.

Nobody is perfect, and a lot will depend on the personal view of the judge or bias of the jury (out of our control) I love insurance and LLC and think that having BOTH is the STARTING point to AP and an AP plan. but as in building a house, it is just the foundation for a stronger house.

@Michael L. typically, a GC will pull a general building permit for the project and then hire subs (foundation, concrete, electrician, etc.) that will pull task specific permits as the local municipality requires.So, the GC will need a builder's license, maybe something even "above" that.

@Pete Harper out of curiosity have you looked at modular home products that sit on a foundation?

Hey Gavin,I think what you are doing is setting a great foundation.

So, with no foundational knowledge of real property, and no capital, his only alternatives are (1) “bluff” the homeowner into thinking he has the money and intent to close the purchase himself and or convince the homeowner he has an extensive list of cash ready interested buyers (“partners”) with whom he’s done dozens of prior deals or (2) pack up shop, write off the money invested in mentoring to a worthless investment, and decide IF real estate is right for home.  

Right off the bat, there are foundation/framing issues that need to be addressed.
