Oil heating costs are outrageous and you also have to deal with leaking tanks which can be a nightmare.

I'd love to get my feet on the ground and be in the rooms with people putting in the work and doing deals! 

Find a market, find motivated sellers, Hire cold callers and find deals!!!!!

You are better of buying duplex deals on the west in areas like Brooklyn, Tremont, Cudell, etc...

Find a good realtor, close a deal with them and they will give you their contractor contacts.

My former experience has been with LTR and I'm currently focused on STR in E TN but interested in learning other useful strategies and expanding markets in later deals. 

When you say you want to prioritize cash flow over equity, you want to watch out for people honing in on that and selling you "good cash flow" deals which will be in D neighborhoods and will come with high capital expenditures and harder tenancies.
