Honestly 350 days a year I don’t even think about it. 12 days a year I wonder if everyone paid and if not will they pay, for about 30 minutes.

I also use the CRMs built in email to send out 8-10k emails spaced out through a couple of days.

I know we wouldn't include a clause like that if we did offer brokerage services because our Property management agreement has a 30-day notice to terminate at any time for any reason no penalty. 

Painting, for instance- an amatuer could take their time and paint a house over the course of a couple weeks and do a great job, but a professional crew could do the entire job in a day. 

I closed 1 with them last year and it took less than 30 days.

Rates make it tough these days but these new construction properties will perform well and cash flow nicely!

As of August 17th, 2024, gone are the days that any Realtor can meet you at a property and show you one-offs. 

I use my license for multiple activities: Of course- comps, when buying and when selling, tax data- to see what I am about to pay when i own the home ( for long term holdings), check the DOM (days on the market) for the subdivision I am either buying on, or when I plan on selling, etc.
