It does not have to be one property and you can allocate the $165K in any way you want.So one strategy would be to purchase two properties - one for $125K cash and use the remaining $40K to purchase a $205K property with 20% ish down .

With 12 properties I don’t want 144 $40-$50 checks (or even that many electronic drafts) that I then have to allocate to the correct property’s Expenses, per year. there might be a $5/mo savings for paying annually but I’d do it even if there wasn’t.

@Steve Hall I’m hesitating because I don’t know what the worst case scenario for s foundation issue like this would cost and I want to be able to allocate my savings towards health insurance/gearing up for my 2nd investment property, not recycling it back into this one.

Is the proper allocation of these costs $25,000 per unit since each unit makes up 25% of the gross leasable area and the owner is not able to recoup the 25% from the vacant unit?
