If the income requirements are met, credit looks good, and employment history ( at least 6 months +) at the same job, move forward with the applicant and request additional deposit.That's an old eviction IMO.I have a current tenant that I leased to with low 500 credit.

If I invested 100K today, they are currently providing anywhere from 60 to 72% passive tax deductions due to cost segregation, depreciation, etc. 

Their income is only 3X rent, they lack credit history, and the household is much larger, which could result in more wear and tear.
