Just high level...I completely agree with @Crystal Smith about the need for additional comps.  

Also rates have increased since then.I know you don't purchase in Santa Barbara area but was just was wondering what your crystal ball says about the future of home prices ?

@Christopher McGuire As I look into my crystal ball (OK, it's plastic, but it looks good), here's what I see in your future.1 - You sign an agreement for $400/month, and an option agreement for $25,000 to be paid in 5 years, and accept $3000 up front as an option consideration.2 - Over those 5 years, you will have CAPEX that will cost you around $10,000 (I'm assuming a new roof, furnace, HWH, and at least one more larger expense).  

@Crystal Smith The idea is to stay small.

Since there is no playbook for a pandemic , I went to my crystal ball , and all it said was " Put a mask on and get 6 ft away "  You can speculate , guess , predict and who knows , especially with the election coming up .

But unless you have a crystal ball, it's just as easy to lose that money.
