The app cannot guarantee a consumer is going to get this low rate.

Didn’t talk to me about the product or service as the advertisement claimed it was all about the consumer and being helpful, providing value, etc. 

Couple that with a Consumer who has been fighting inflation on gas and groceries, and as James mentioned, could be fighting more rent increases.

You will be in analysis paralysis forever like that.

and my real estate is actually fairly liquid, if i listed at the right price (which I don't intend to, since I plan to hold forever, but if I did) i could sell fairly quickly. 

The best advice I can give you starting out is to stay out of consumer debt and save as much money as you can.

If I am incorrect, you probably need to pay the mortgage anyways since they can now foreclosure since the property isn't owned by a veteran anymore the SCRA shouldn't apply and even if the lender doesn't realize it it won't apply forever and you'll eventually need to pay it PLUS the amount is rising with interest, fees etc.

I found it really time consuming to measure for every single repair in a house so automated calcs as much as I could based on room sizes.  

If they are taking forever to respond or they are less than articulate, thus creating an ambiguity, I go elsewhere.
