I mean we hear about businesses leaving CA all the time for places like TX because of the harsh CA business climate.  

It is hard to leave and area with great profit margins, but quality of life in a warm climate is more important to me and I don't like owning small properties from a distance personally (because I never had to).I am looking for large multi-family moving forward.

In cold weather climates once water is encapsulated in brick and then freezes it creates a condition of thermal shock and the brick contracts and cracks or spalls.

I've seen people from tropical climates trying to recreate that climate of 90 in a Massachusetts winter.

Good climate, close to beaches and mountains, friendly people, and business-friendly governments.  

I do not want to be discouraging but I also want to be clear that finding deals in this climate is a lot of work.  

Mild climate, high incomes, highly educated population, reasonable housing prices when measured against income.

While Beaufort does have plenty of rehab opportunities the growth is from what I've seen very slow, I think because of the political climate there.

Others have downsized so they can also rent in warmer climates.

I would be very grateful for any advice that experienced investors can offer.A little more info:We're considering investing out of state, as it seems challenging to cash flow here, but also due to the general regulatory (and litigious) climate of CA and especially the Bay Area.I understand that there are likely great opportunities within driving distance of the Bay Area and that something local makes sense especially when starting out.
