Analyzing a single-family home & the numbers look great, BUT it looks like it's a smoker's home from the photos (discoloration around vents and ceilings).

Unit 1: had a leak in AC Unit: $600.Unit 2: leak causes molding and $3500 of damage for both units.Unit 3: Tenant smoking and put cigarettes on countertops while cooking making incredible black circles.

If smokers have been living in a unit for years everything will be covered.

She also stated on her application that she was a non-smoker.

One of the tenants starting smoking cigarettes, not in the unit but I guess the smell of him just gets left over everything in the unit.

Being a smoker for example is not a protected class.

Once all their stuff was out, we finally realize the scope of the damage:  carpet totally ruined, cat pee soaked into the sub floor in some places, garage smelled like a lit pack of cigarettes, and it doesn't look like they cleaned anything in the two years they were there.  

The buyer is a retired professor, very considerate, and a non smoker. 

I have a rental and am working with a Prop management company who claim they can't refuse smokers, but can tell them not to smoke on the property.

From my perspective, it's just like dealing with any policy: Cigarettes, Alcohol, Pets.
