Or am I legally able to shut the unit off from the outside since they expressed the intent to be negligent.. 

I went up to the house to do cleaning and inspect the property and found that they had broke the door frame of the front-exterior door causing the door not to shut. 

I guess I don't really see how this helps anyone really, there are plenty of ways to invest as a non accredited investor, and the avenues that could potentially open up for them will be shut once a sponsor sees their lower net worth.

There's an oil well on the property that has been shut off for 2-3 years since oil prices tanked, but will likely be turned back on as oil prices continue to recover.

I've addressed concern over the master bath because water continues to run internally and hissing sounds ensue for 5-10 minutes after water is shut off.
