It’s from a popcorn ceiling that was improperly removed so now we must do cleanup... 12k to wipe down and remove everything from the condo another8k to deal with the common areas that were affected - does that sound fair to you??

If it is a suspended ceiling just pop out a tile and use a hammer drill to drill a hole to the outside.

Although my original offer price was accepted, I realized during the inspection that there are some mold issues on the ceiling and potentially behind the wall.

Put that money into KILLING that pink bathroom with that dropped ceiling over the tub, and make it nice. 

Full re-pipe and re-wire, full sheetrock downstairs (ceilings too), upstairs just new texture, all doors replaced, all cabinets replaced (upper and lower), all new flooring (enigineered wood, tile and carpet upstairs), etc. 

The basement is unfinished, but is only about 3 feet below grade, and has front and rear entrances, full-size windows, and high ceilings (we would not need to dig out the basement when we finish it).  

Once you know the old main stacks are at the end of their useful life, when we turn over a downstairs unit we tear out the plaster ceilings so that the plumbing is accessible and assess the situation.

Owner occs will have an easier time getting along day to day, as will those who own something that is safe in all other aspects, i.e. ceiling height, stairs etc. 

Tenant says she’s been without a/c since Sunday (nothing was mentioned of the a/c unit that cools the 1st floor & there’s ceiling fans).

I have seen others I know offer two year leases and at the end of year one offer to do some small updates like new ceiling fans, curtains or landscaping.
