I have listened to hundreds of bigger pockets pod casts and as well i have read some of there books.

Items such as HVAC, plumbing issues (i.e. leaky cast iron drain pipes), etc., can be paid out of that account.

As noted, the broader you can cast your net, the more likely you will catch something.  

Replace the broken cast iron and require a clean video inspection before payment.

That really does cast it in a much more negative light.

We have a SFH that has been having a number of minor plumbing problems, and now we have uncovered that one of the major drain lines (cast iron) has deteriorated and will need to be repaired.

- Napkin math best cast scenario: $22K down, $1700/mo expenses, $27K gross - gives us a 30% COC return? 

If it’s 1900 vintage that and some cast iron plumbing can get expensive quick.

Thinking I need to cast a wider net.
