First deal while unemployed during COVID

Hello Biggerpockets community, my name is Dan and this will be my first post on BP. I have been following BP and researching a lot over the past few years. Prior to the COVID pandemic I was living in New Zealand. Since the outbreak I’ve had to move back to the US and still want to accomplish my goal of buying my first property this year.

My goal is to find a duplex or triplex to live in one unit while renting the others as an owner occupied property.

My target market is Arizona, Colorado, or Oregon with a preference in Arizona.

Since I will be relocating and have not had employment in the US for almost a year, I am concerned about finding financing.

I am a first time home buyer, my wife and I have credit scores around 780, and about $20,000 set aside for an investment.

Does anyone have any advice on financing while unemployed or what direction you would take in this situation.
