There was a case in Ontario that said that tenants could offer many months' rent in advance and that this would not be seen as an illegal deposit so long as the tenant voluntarily offered it and it was not a condition of tenancy.

That isn’t the case in all markets though.5)  Finally, it would be foolish to ignore the fact that there are loads of opportunities for a dishonest actor to cause harm, especially on the maintenance side: Defer maintenance, Bill for Maintenance never engaged, Request unnecessary maintenance or Mark maintenance up excessively, etc.

Loosing an eviction case in court is not a pleasant thing.

So what you are seeing in Texas is the case in form in all other proceedings in various states.
