Be grateful you don't have cancer or a child sick in the hospital.

Unlike other threads where the tenant had cancer or going thru something, this tenant wanted to buy a house and knew they had a contract that required them to continue to pay rent until the landlord secured a tenant and thus failed to live up to an agreement twiceI would ask this....does your philosophy go both ways ? 

He has bad credit as a result of his previous marriage and also filed for bankruptcy  due to ex's cancer bills.

Odds are that you would never face a nightmare eviction but it is sort of like cancer.

My brother and I lost our Mom to cancer in October of 2014.

We bought a duplex for $44K at the bottom of the market and it was quite a disaster with sloping floors and enough nicotine on the walls to give you cancer!  

I just got a call that said he was diagnosed with cancer and doesn't know how long he will live.
