I am wondering if my first steps (past the education part) is to build a network of people who know, like, and trust me through posting content like newsletters, articles, podcasts, doing webinars, going to events (aka build my brand), or, should I first find a deal and then raise capital?

These markets will offer you distressed properties starting at 60kish or so and up to 150kish.For example, let me make up a hypothetical deal.You buy a house for 90k and am putting 60k in to add. half bath, redo the kitchen and bathroom, brand new paint and new LVP flooring all throughout.

Will add though, that a good PMC will immediately alert an owner about what their property really is and the expected challenges.Unfortunately, a decent portion of the time we do this, owners either don't want to believe the Evaluation Video we send them or decide to sell.realistic expectations of performance through different asset class's is key to happiness
