I would like to have someone local to the area I invest in to keep the contractors in line and verify work, etc, but also be able to brainstorm ideas and learn from as well. 

First, come up with a list of cities, which you can brainstorm yourself, or get some input from seeing where other people are investing on here.Second, look up the data and get a good idea of the crime rates, the schooling, the insurance rates, tax rates, price to rent ratios.

I was brainstorming to have my first property out-of-state because it's impossible for a college grad to buy a house in the Silicon Valley right now.

With COVID impacting the world, I thought this would be a neat way to help out students with families and am brainstorming on how something like this could be implemented?

I'm more experienced that many landlords & property managers within this arena, however I'm wanting to brainstorm with others about best practice for how to set up lease expirations in order to capture the income from the once-yearly rent increase from HUD without creating a mess when it comes to doing the annual recertifications.
