but with that said - a lot of new investors to the site will come on and say they 'found a deal' that they're 'going to BRRRR,' and it's just a property listed on Zillow at 99.2% of ARV that needs to be painted. 

I recommend you do a google search for "real estate seller financing" and educate yourself through some blogs, then have a conversation to see if the two of you can agree on terms that work for everyone.Be sure to use an attorney to draft the documents, not the same one the seller uses.

I’m fairly new to the BP forums and BP site in general, But I have been very active on the podcasts and books stacking education and knowledge in the real estate field. 

There are a lot of local real estate investor meetups in Northern NJ that you can find in the events forum here and on other sites.

Does anyone know of a site or common place to meet investors and rehabbers to make a deal with.
