Hi guys, I am new to spec houses building and I want to connect with spec houses investors around Atlanta,Ga area to get some advice and coaching.

These guys are often more familiar with day to day product instead of high-end/spec homes, and good property management companies will cull a list of responsive, reliable, and affordable contractors that are licensed (if required) and insured.  

if you have spec photos of what the property will look like, maybe you can start advertising for it shortly.The lender will most likely not qualify you for two loans if you do not have a signed lease for one of them.  

I’m not trying to be negative Nancy, but If you don’t have the experience in building right now, building a spec will eat your lunch.  

As a spec home builder, I can say that it's a rush building new homes.

Don't get caught up in the BP theology of only buying homes with specific specs because some of those specs aren't common in older midwest areas but there's plenty of inventory that makes a good rental, rents fast, and is easy to sell when the time is needed.

I most likely would get the electric battery powered ones that are now available. 

Check those smoke alarm batteries, clean the filter in the AC, and check all the windows to make sure you are getting a good seal....
