You can set a "Reserve" for the auction so if you do not get enough you are only out pre-auction marketing costs.

Taxes don't cause a foreclosure, they result in a tax lien, which can cause you to lose it in an auction at the courthouse, but I'm sure you know that :)

I am currently in the process of attending my first tax lien auction in the Missouri area (figured with this amount of money that this would be the cheapest and safest route) and would like to hear any suggestions that one may have.

How do I determine who holds the property and if I could offer cash before it goes to auction or MLS.

The process starts when they are 2 years delinquent, but it usually 3-4 years before the auction actually happen.  

The one before that was longer, started in 1987, and hit rock bottom in 1992-1993, with pages of foreclosure auctions in the newspapers.

@Bryan Mitchell - many deals on Hubzu you will pay a 5% buyer premium on top of the sales price, similar to other auction sites.
