During those 10 days, if they find issues they want repaired, compensated for, its negotiated.

The buyer got an affordable home in exchange for doing the repairs himself (sweat equity), I got a cashflowing note, and my private lender got a steady interest payment.

If the seller isn't responsive, then do like the idea of telling the tenant you tried, and see if they can get some free legal assistance from a tenant resource center.It is a good reminder as closing approaches to ask the seller to keep tenants updated on the pending sale and when ownership is scheduled to change.

Would any loan servicer do, or should I search for a particular group of local or nationwide servicers who can assist me (a small business owner financing purchases versus a big bank)?

They didn’t completely destroy the house, I did keep most of their security deposit and used it for the repairs, along with some of our own cash.

I doubt it would qualify for a conventional loan with the repairs that need to be completed.
