I see two ways of attacking this: - Paid mentorship/training- Teach myself (YouTube videos, Reading, Trail by Fire basically) I am leaning towards the paid option because I do have the capital to pay for a program.

What I did was to watch several YouTube videos from  that area where I want to invest.

Something I keep in mind when researching on YouTube is finding someone the most similar to myself in regard to personality, so that when you viewe their videos, you could see myself easily applying the information.

I’d say that attending a training seminar/mentor/YOUTUBE videos, etc and trying to put a deal together based on that information makes putting the deal together a one in a hundred shot.  

So recently I was listening to Pace Morby’s YouTube videos on LLC’s.

Find Brandon's videos on YouTube for the "four square" method of analyzing homes and practice.

These mortgages can be assumed, however, and are non-recourse (if your name is a musical instrument and you were a reality TV star, and made cameo appearances in WWF, this might be the type of mortgage you get for some of your projects, which might ahem wind up being front page CNN news).

As for Canadian podcasts...On YouTube, there is Darren Voros - He has a lot of content that covers the whole spectrum of running a REI business.
