My experience is that mobiles/manufactured homes fall into three categories, a. still on wheels treated as a vehicle and are are on rented spaces b. wheels removed, the unit is put on a foundation and skirted, on rented space c. wheels removed, the unit is put on a foundation and skirted on owned land and treated as permanent, which qualifies for a mortgage.

@Helen Rolls , yes, I remember that article about CapEx expenses and it made a big impression on me - I suppose what's "easy" about this purchase/CapEx is that everything needs to be replaced fairly soon (half of the heating system, roof, foundation work, and windows!). 

It sounds like you've set a solid foundation for your real estate journey.

A lot of properties in Mississippi have foundation problems and if you buying property that way, there is no way of knowing.

I contacted State Auto, and they initially said that foundation issues were covered and provided terms and conditions for that.
