. -$100 will be charged/deducted from your security deposit if damaged or removed-cars must be registered and in operable condition. cars may not be used for storage. management reserves the right to tow any cars not in compliance-management will pay for drain clearance once per year. tenants are responsible for any other clogs. management reserves the right to deduct this from the security deposit-if the unit is part of HUD(section 8) and the unit fails inspection for sanitary reasons, management reserves the right to hire a professional cleaner and deduct $200 from the security deposit.

If your responsible to mow and it's not kept up, then he can either charge you  a fee to have it done because your not in compliance or evict for same reason.Cleaning the house,, your obligated to keep it in sanitary condition.

The Tenant will not pour grease into the kitchen sink or dispose of sanitary napkins, tampons or diapers in the toilet.Like you, I don't hand over the keys with a backed up drain, so it was more than likely something the tenant did.

I spent the last month doing renovations and I got my unit looking GREAT (at least what I thought)...City inspector comes in to check if everything conforms to "The Sanitary Code, Article II, Minimum Standard of Fitness for Health under Human Habitation," adopted by the Massachusetts Department of Public Health".There are such small things like:- Piece of tile in front of tub is slightly loose- Furnace has rust- Base of tub needs new caulk- Window screen has a slight tear in it- etc. etc. etc.Can they really force me to fix every single little thing?

Here's my back of the napkin estimates...Repainting all walls in a 1400sq ft home would take somewhere in the range of 24 man hours, 3 doors would be another 3 hours, and add a couple hours for the drywall.
