Scenario: Slow Drain, Possibly Clogged. Who's Responsible?

Ok...... So, tenant emails/calls stating they have a slow drain in the kitchen, and they've been trying to manage it with "Draino". It's the first I've heard of it, and the sink drained fine when they took possession. How do I know they didn't put something down the drain and clogged it? Who's responsible? Open for suggestions on the best way forward on this one.

@CJ B. sounds to me like you just reached a great opportunity to update your lease :) 

As a property manager here in Connecticut, we include the following in our lease:

24. PLUMBING STOPPAGE.

Tenant is responsible for all plumbing stoppage. The minimum charge per stoppage is $50.00. The Tenant will not pour grease into the kitchen sink or dispose of sanitary napkins, tampons or diapers in the toilet.


Like you, I don't hand over the keys with a backed up drain, so it was more than likely something the tenant did. We charge accordingly. However, since it doesn't sound like this is something you covered in your lease, I would take care of it for this tenant. 

Now go update your lease! :)
