Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Many investors I have worked with buy in out-of-state markets with steady job growth, strong rental demand, and landlord-friendly laws.For first-time investors, I highly recommend working with a professional property manager.

Is your DSCR ratio greater than 1-meaning are you cash flowing (according to the lender's criteria of mortgage, property taxes and insurance (and HOA) if applicable).

Look for professionals who understand the unique needs of real estate investors.

Buildium and Rentprep will also need the video tour, and the home office ownership or lease info if you want to be able to run credit/background checks directly without having the applicant submit and then approve you to receive the data.

Having reasonable expectations, hiring a local professional (Realtor or PM), doing your research, and doing everything right (i.e. pro photos, professional design, good renovation, proper amenities and location, etc) are the keys to success in 2025.
