I'm in Seattle so $100k doesn't go as far as it would in the midwest where I grew up.I think ultimately, depending on your experience level, partnering with someone else would be the best way to get not only experience/learning, but less risk.

I lived close to the area, 1st & Oak/Ormsby, my first year of college and had a few predominately poor friends that grew up there and I remember it being kind of rough.

. ~1600sq ft. has city water but also septic, as this was very rural until city grew up around this street.
