Personally, this could not be worse news for my buyer/investor focused growing business, however my role is not going away anytime soon..For example, there have been numerous instances where the amount of price negotiation exceeded my compensation or transactions that without my (or a professionals) participation would likely not be as efficient, feasible or successful.

@Amit Shukla the STR loophole allows you to take losses from passive investments and deduct them against active income by material participating in your property.

Most tenants are happy to pay it because they understand a broken contract comes with penalties.My agreement requires them to participate in showings to potential renters during their final 30 days.

I don’t care if a poster is offering a service or product (for money) and provides an answer in a forum IF (1) he answers the question honestly (2) he answers only those questions he’s qualified to answer (3) the answer isn’t always to purchase his offering and (4) he takes the time to be a participant, not just a “bot” pushing his offering.

Participate in due diligence or operations.We require our partners to do more than bring capital  EMD (or capital at risk) and participation in DD are two of the most common - could be walking units - could be market research - secret shopping similar properties in the area - reviewing the UW etc etc  Yes be careful  Do it right.

I actually just signed up for and participated in the Women’s WREIGN Wothout Fear of Her Future course for $47 which lasted 5 nights for 2 hours per night and while I already knew 95% of what was taught it gave me a couple of good tidbits that were worth the $47.
