@Anamaria Ivan in this high priced environment, I think for anything to work, there will have to be some sweat equity put in.If I were you, looking to buy this year, I would be looking for 2-4 families (as mentioned 4 families tend to be easier to make the numbers work), that are livable but outdated.

He missed that some electrical outlets were malfunctioning, the plumbing in the shower was not working properly, the power box was old and outdated, the AC was not working, etc. - Don't be afraid to make sure everything works well and if it doesn't, don't be afraid to ask them to fix it or ask the seller for a credit.
