Also, having a water issue from drain tile does not mean the old owner has to pay to put in a French drain system to make it never have water again (with that number, that's what it sounds like).

I was thinking that with the lease option, could I negotiate something like 20 - 30% of the monthly rent to apply to the downpayment, if I chose to purchase, And the LO to extend for 1 - 3 years.

Here are some details:Purchase price: $318,250.00ConventionalCurrent Interest rate: 4.50000% - Current Balance: $313,115.87Upgrades:1) Remodeled both full bathrooms2) New vinyl flooring on main floor and top floor (1,200 square feet)3) Painted the entire house and added baseboard throughout and crown molding in some rooms4) Fully Finished entire basement and added a 1/2 bath to the basement (basement was previously inhabitable and unfinished) 5) Added French drain and sump pump in the new basement Comps in my neighborhood are $360k - $390k.Any thoughts?

In addition, the crawl space was flooded, and the inspector said that it needs immediate installation of French Drain around the house.

We've currently reinvested a little of the income to rebuild the deck in the back as it was built improperly and replaced both the french doors from each unit to the exterior.

Kind of on the LO to keep the conversation in nice segmented boxes, but it's hard; the way I TRY do this is "first, we will talk about conventional on a duplex..." and then we ONLY talk about that, no questions about any other scenario until that part of the conversation is 100% done, no exceptions.
