We have been inundated with a slew of fake cash buyers (buyers who offer cash or even have cash, but do it to win and then switch to mortgage) and buyers who allege they are putting 10-20 percent down and then switch to an FHA which can be a gigantic difference to close depending on the age of the house since the FHA inspection and appraisal will require things to be done to close the loan.
