More specifically, that he would accept $115k cash.Once the sellers agent knew that there was a new amount on the table ($115k), the sellers agent phoned up all his investor friends and used your calculations to sell it to them.The sellers agent had ZERO interest in you the moment a $120k price was defined, he had people on the line ready to take that property, and his commission just went from 3% to 6% as he got both buying and sellers commission.You did all the legwork, you got greedy over a minor amount, the deal walked away.I hate losing.

After you've put your work and money into finding that deal....Its a 2 way street its bad blood, all the way across the board, they way some of you cry youd never make it in California, REIn is cut throat to the core...from the newbie wholesaler, to the slick talking agent, the crooked investor, and the greedy banks....

It's just a sad case of the greedy house flipper getting the cheapest labor possible, slapping a house together trying to make a quick buck without thinking about what they are truly doing.Just as you said a good GC can save you thousands, and I believe you are correct that a house with good craftsmanship will sell much faster.
