The real estate investor may endure these higher fees but will make up for it by spending less time and energy dealing with lower quality help.  

I am young, creative, full of energy and have the endurance to do the leg work to build these relationships and make it happen.

So you would have to buy a bigger property (4 bedroom detached) and endure student high jinx in order to earn $500 per month.

Sometimes, school districts do the same.Education is critical to easier and enduring success.

I've had to endure hours on hold with Cleveland Public Power just to get someone on the phone to authorize my property manager to work with them & then a week later my property manager will say "now they need you to authorize this..or that".

If I don’t hear from you in the next 10 minutes, I will assume you aren’t attending and I will move on to my next appointment.Using this system as dramatically reduced any wasted time I used to endure as part of the showing process as well as giving me data about their timeliness/responsiveness/respect for others' time.At the showing, I collect their completed application (sent via PDF prior or filled out on premises), scan their photo ID and last 2 pay stubs.Then, I do some digging around online (social media, court records, Google) and if it looks like they are representing themselves to me accurately, I contact them to set up a "contract to hold" meeting - usually the day after the showing since qualified applicants need to be "closed" ASAP.

If you can endure the intensity, maybe you can join our ranks.

You can't continue lower rent indefinitely -- then again, it's also not sustainable to endure frequent turnovers. 

I also know that there are so many of our Veterans that have endured so much hardship, and lost so much.
