It only takes about 5 min to install and only involves low voltage wiring however you don't want the tenant taking it off when they move out and letting the doorbell wiring fall into the wall.

In a situation like that, your best bet is to ask your realtor to have someone else from their office write and present the offer on your behalf under dual agency.

I always buy through sellers agent using dual agency.   

The home is essentially in good shape but dated as it's about 20 years old or so and could use some modern upgrades but it was the model home so it has features like granite counter tops, dual pane windows, French doors, etc...

It’s located in a dual zoning area (commercial,residential) it’s made into a hair salon right now.

@Melissa Leo He is allowed to list his own property he just cannot be a dual agent and represent both himself AND you in the transaction since he is the owner of the property but he is allowed to represent just himself. nothing shady about i,t he actually told you so that you would have fair representation so he did his job right and legally.

At the same time, I would recommend dual tracking a potential "cash for keys".

I’m definitely wouldn’t recommend having a dual agent, but in my case it did allow me a little leverage since he wanted to get the deal done. 11 year old HVAC shouldn’t need to be replaced for a while.

You might have something really great because you're getting a dual use out of the space.  

Does it have to be a single member llc or could it be a dual?
