It may be better to find the  $/sqft and utilize that or reduce your numbers by sqft delta %  Is your $60k rehab budget correct?

She is designing our finish's but we give her a budget no budget we would be in trouble. but she has done a pretty cool job finding those key things that were cost effective and that set us apart from Lennar or other production builders.. as such we have garnered a 15% to 20% price delta for same sq ft with out blowing our budget. 

Even though as a developer I would like that sometimes.. but for the land owner your taking away your long term cap gains or ability to 1031 and turning it into ordinary income. and the delta between a bulk sale and creating inventory usually is not great enough to partner with builder and take on the risk.. just sell 1031 and then buy your rental income property. 

I understand your frustration here and the delta does seem enormous.

There is definitely a little price discovery going on right now and a delta between seller/buyer expectations.

When the risk is higher you have a higher probability that the actual returns have a larger delta from pro forma returns.
