Since my home had only a bit of dirty water in the laundry area, supposedly the mitigation company cleaned the area and set up fans for drying.

Im a big fan of the Realtor lease, it has come in handy in more than one tenant dispute.

You're correct in saying there is no "right" way to do it, just what is most comfortable for you.Personally, I'm a fan of Hard Money to acquire the property.

Personally, I'm not a big fan of offering two year leases.
