I got in the unit today and there are a few things wrong with the property:Smoke smell throughout - yes I have no smoking in the leaseStuff everywhere, furniture, tables, bed, chairs, power wheels - stuff everywhere that will require a dumpster to removeDamage to downstairs ceiling from upstairs leak, broken utility sink, damage to garage door, paint on garage floor.Not sure why or how or what, but there was a 3-pack of "Bed Bug and Flea" Bomb cans with 1 can missing - please help me on that front!!!!

So far I was under the impression that de minimis does not apply to "things" put in a rental unit but rather only for items that you would use running your business such as an office desk, chair, computer etc.

Like you mentioned, you typically get longer term leases, and unlike a residential tenant who can move their couch and bed anywhere pretty easily, commercial tenants typically improve their space in the manner required to run their business, so booths and counters and built-in shelving in a restaurant, or barber chairs and expensive built in mirrors for a salon, etc. so the likelihood they pick up and leave when they have invested in your property isn’t as great.
