Thank you Cameron, we would prefer not to rely on the tenants as we have the realtor/contractor who has been working on the property to hold the keys and do showings/turnover, but since he does not live on the property we are not sure what the fee structure should look like.

@Charlie Cameron Has the right idea if you want to continue investing in real estate the 1031 exchange will indefinitely defer all tax on gain and depreciation recapture.

Cameron.. . my intent is to assign the contracts, not purchase the property.  

One I use is Cameron Dunlap. 

Then the tenant just stopped paying altogether and blamed it on the landlord's failure to do maintenance she'd allegedly requested.
