I just finished a webinar course and I’m ready to take the dive. 

I due for minimal asset protection and I really don't like my name all over recording.But the fancy courses and webinars sell the SIZZLE as you had stated.

I will be providing some free webinars in the near future to help investors better understand their personal real estate investment strengths, and enlighten them on true active vs passive investments.

They're actually doing a webinar on this coming Thursday on due diligence of investing with Self-Directed IRA by Kaaren Hall from uDirect and Mathew Owens from OCG Properties.

Since then I've read 5 books, took my RE Agent course (test on the 25th), done 4 webinars, a half dozen podcasts and have done analysis on over 6 properties, looked at 2 and have studied my area so much that I practically know it inside and out.  

I heard Brandon on his BRRR webinar mention a possible strategy of finding leads could be to cold call "Mom and Pop" rental ads and see if they were interested in selling or knew anyone that was interested in selling.
