I've mostly been an information gathering ninja here, even as of current, but after watching about 2 dozen or so podcasts, one of the reoccurring themes stated is to become one w/ the community n to mingle w/ an empty Heineken in hand (which I hadn't drank) that I will fill up w/ water later.  

After that be sure you track all the feedback and really watch the area.

I rent in Jersey City Heights currently and have been watching listings in the area (the Heights, Journal Sq, Union City, West New York) for a few months.

I have been watching listings in my area and jumped on my first potential deal, a 3 family bank foreclosure.
